Landed house rebuild cost in Singapore (2026): terrace, semi-detached, and the nine lines a quotation must show.

Cost9 minute readUpdated 5 November 2026YCM Construction

The per-square-foot number everyone quotes is true and incomplete. This is the honest arithmetic of a landed rebuild in Singapore this year: the ranges by house type, what sits outside them, the nine lines every quotation must show, and why the cheapest tender is usually the most expensive house.

The short answer

For a landed rebuild in Singapore in 2026, construction cost for standard to good finishes falls in these bands. They are compiled from the cost guides published this year by Singapore builders, architects and quantity surveyors, cross-checked against our own tenders. Your house will be priced line by line; these are the brackets it will fall into.

House typeConstruction costTypical built areaTypical construction total
Inter-terrace rebuildS$300 to 420 psf3,000 to 4,000 sq ftS$1.0 to 1.6 million
Corner terrace rebuildS$320 to 450 psf3,500 to 4,500 sq ftS$1.2 to 2.0 million
Semi-detached rebuildS$330 to 500 psf4,000 to 5,500 sq ftS$1.4 to 2.5 million
Detached, non-GCBS$450 to 700 psf5,000 to 8,000 sq ftS$2.5 to 5 million
Additions & alterationsS$150 to 400 psf of affected areaVariesS$400,000 to 1.2 million

A worked example. A 3,500 sq ft inter-terrace at S$380 per square foot is S$1.33 million of construction. That number is what most builders mean when they say "the house costs about 1.3". It is not what you will spend. Read on.

What the per-square-foot number hides

Almost every published rate, including ours, is construction cost only. Sitting outside it are the items below. On a S$1.33 million build they add between S$350,000 and S$550,000, which is why families who budgeted "about 1.3" finish at "nearly 1.8" and feel deceived. They were not deceived; they were quoted a partial number.

  • Design fees. An appointed architect typically charges 6 to 10 percent of construction value through to completion. Inside a Design & Build contract the design fee is lower because the same firm carries the risk of its own drawings, but it is still a line.
  • The independent Professional Engineer. Structure must be designed, endorsed and submitted to BCA by a Qualified Person, and supervised during construction. This is never the builder. CVC Engineers publish their PE endorsement pricing for civil and structural submissions, which is a useful benchmark for what the line should look like on your quotation.
  • Authority fees and deposits. URA planning fees, BCA plan fees, PUB and SCDF charges, and the road and drainage deposits that come back only when reinstatement is accepted.
  • GST at 9 percent on everything above and below.
  • Demolition and disposal. S$30,000 to 60,000 for a typical landed footprint, more where the neighbour's wall must be protected during the work.
  • Soil investigation and ground conditions. A borehole or two before design, and a provisional sum for what the borehole did not find. The piling method, bored or driven, depends on what is found and on how close your neighbour's footing sits; this guide to pile types and site investigation in Singapore explains why the number cannot be fixed before the ground is read.
  • External works. Gate, driveway, boundary drain, fencing, landscaping beyond make-good, and the reinstatement of the public footpath you will have damaged.
  • Utility connections for power, water and gas.
  • Loose furniture, appliances and white goods.
  • Where you live meanwhile. Eighteen months of rent is a construction cost by any honest definition. Our calculator puts a figure on each late month.
  • Contingency. Ten to fifteen percent, held by you, not spent by default.

The nine lines every quotation must show

A landed rebuild quotation that fits on one page is hiding something. Ask for these nine lines, each with its own number. If a builder cannot or will not split them, you have learned what you needed to know.

  1. Preliminaries. Hoarding, dust screens, site office, temporary power and water, insurance (contractor's all-risks and public liability, with the sums insured stated), safety provisions. Usually 8 to 12 percent of the contract. A quotation with no preliminaries line is a quotation that will charge them later.
  2. Demolition and disposal, including protection of the party walls and the neighbours' sides.
  3. Piling and substructure, with the piling method named and a provisional sum for ground conditions, capped.
  4. Superstructure: columns, beams, slabs, staircases, the attic structure.
  5. Envelope and waterproofing: roof, façade, windows, doors, and the waterproofing warranty in years.
  6. Mechanical and electrical, first fix to final fix, with the number of points stated.
  7. Finishes, with allowances per square metre for floor, wall and sanitary ware, so that an upgrade is a known arithmetic, not a negotiation.
  8. Joinery, by room, in running metres.
  9. External works and make-good: gate, driveway, drain, and the plastering and painting of the neighbour's exposed wall.

Then, under a separate heading, the exclusions: professional fees, authority fees, GST, soil investigation, utility connections, furniture, landscaping. Not hidden; listed. That is the whole difference between a quotation and a trap.

The cheapest quotation for a landed rebuild is usually the one with the most left out.

Why the cheapest tender costs the most

Singapore homeowners who rebuild report the same arithmetic in different words. One family, quoted S$1.2 million, paid S$1.4 million after soil issues and material upgrades. Another received a tender S$300,000 below the rest; it had omitted site works, haulage, authority fees and waterproofing, every one of which returned as a variation order. Across the market, variation orders added mid-project are reported to run 15 to 30 percent of the original quotation.

The mechanism is simple. A low tender wins the job. The missing items are then "discovered". By that point you have demolished your house, your rent is running, and the builder knows you cannot leave. The variation is priced accordingly. Nothing illegal has happened; you have simply paid the market price plus a premium for having believed a number that was never real.

The defence is not a cheaper builder. It is a complete quotation, a named contingency, and a contract in which changes are priced in writing before they happen. That is what our Design & Build contract is built to do, and it is why we publish the exclusions on the first page.

The cost of time

Landed rebuilds in Singapore typically run one and a half to two times the quoted programme. A rebuild quoted at 12 to 18 months finishes at 18 to 24. Each late month costs a typical family rent on the house they are not living in plus interest on the construction loan already drawn: roughly S$12,000 to 13,000 a month at 2026 rents and rates. Six months late is S$75,000 that bought nothing. On any honest cost sheet, the programme is a line item.

That is why the date matters as much as the number, and why we put the monsoon into the programme in writing. Three terrace houses at Sommerville Walk were rebuilt in thirteen months on site; the architect's letter and the developer's letter are on our home page.

Questions we are asked about cost

Is Design & Build cheaper than appointing an architect?

Fees are usually lower, and the number is known earlier because each drawing is priced as it is drawn. Whether the final house is cheaper depends on the design. Our comparison of both routes is deliberately even-handed.

Does the Professional Engineer's fee change with the builder?

No. The PE is appointed independently and signs for the structure regardless of who builds it. Their fee scales with the complexity of the structure and the number of submissions, not with the builder's price. The complete 2026 guide to PE endorsement in Singapore sets out what is covered.

What is a reasonable contingency?

Ten to fifteen percent of construction cost, held in your account, released only against a written variation. Soil, drains and the previous owner's unpermitted extension are discovered, not designed.
